What we collect

When you send a message

Our forms ask for your name, email address, an optional phone number, your message and, on some forms, a property address. We also record which page you sent it from (including any campaign tags in the link, such as utm_source), the date and time, your browser's user-agent string, and a one-way hashed fragment of your IP address used only to limit abuse. We do not store your raw IP address.

Spam protection

Forms use Cloudflare Turnstile to tell people from bots. Turnstile processes technical information about your browser and device under Cloudflare's Turnstile privacy addendum. It does not use advertising cookies.

Analytics

The live site may use Cloudflare Web Analytics, which counts page views without cookies and without tracking you across other sites. We do not use advertising pixels or sell data.

What we don't do

Sending a message does not sign you up for a newsletter or marketing list, and we do not send automated text messages from this website. If you'd like to hear about new listings, just ask.

How we use it

We use your information to reply to you, to provide the real estate services you ask about, to keep records of our communications, and to protect the site from abuse. Your message is shared with the C&E Group brokers who handle it and, where needed for a transaction, with Compass. We may disclose information if required by law.

Where it is stored and for how long

Inquiries are stored in a database run on Cloudflare's infrastructure and are deleted automatically after 24 months unless we need them longer for an active transaction or a legal obligation. Messages you send us by email are kept in our email system.

Your choices

You can ask us to show you, correct or delete the information you sent through this site by emailing mike.mercatoris@compass.com. Colorado residents have additional rights under the Colorado Privacy Act where it applies.

Third-party links

This site links to other websites, including Compass, social networks and news outlets. Their privacy practices are their own.
