Overview for Glenwood Springs, CO

Glenwood Springs is the valley's commercial hub and the place where its two main roads meet. Interstate 70 and the rail line bring visitors and freight; State Highway 82 brings the commuters and customers of the whole Roaring Fork Valley. The result is a wider mix of property than anywhere upvalley: downtown storefronts, offices along Grand Avenue, the Glenwood Meadows retail center, light industrial space and development land.

C&E Group has done much of its recent work here, from downtown buildings on Grand Avenue to office condominiums, retail leases at Glenwood Meadows and the sale of The Carter's condominium residences.

What we look at in Glenwood Springs

  • Lease or buy. Glenwood still has owner-user opportunities that are rare upvalley. For established businesses we compare leasing with owning on cash flow, control and long-term value.
  • Grand Avenue traffic. Visibility on the main corridor is valuable, and so are parking and access. We weigh both.
  • Zoning flexibility. Some districts allow a wide range of uses, which matters to investors repositioning older buildings. We confirm what each parcel allows.
  • Development sites. Land near the interstate and on the south side of town draws interest from builders. We review entitlements, utilities and access early.
